做厙輦⑹ is proud to announce they have begun construction on 5 Washington Street in Brighton, MA. The project is owned by Washington Square Ventures with Stantec serving as the architect. Demolition has recently begun with excavation activities to follow.

The development will occupy a 43,500 square foot parcel of land that sits on the border of City of Boston and the Town of Brookline. The property is in Bostons Brighton neighborhood, and is two city blocks away from Bostons Green Line rapid transit system and next to a Whole Foods Market. Quickly becoming a live-work-play destination, Brighton and the Washington Square neighborhood are now home to numerous local restaurants and lifestyle amenities.

Three separate structures are currently being demolished on the site, a gas station, an auto repair shop, and office space and the new 131,500 square foot, five-story building with a basement will be constructed in their place.

This mixed-use building will host apartment and retail parking totaling 127 spaces, approximately 12,500 square feet of retail on the ground floor, and 108 residential apartments on floors two through five with 14 units being designated for affordable housing. Building amenities will include a fitness area, clubhouse lounge, entertaining kitchen, expansive workshare and home office space. A large outdoor terrace will also be included and will feature two quartz-topped bars, semi-private cabanas, gas grills and fireplaces.

做厙輦⑹ Construction Managers (做厙輦⑹) announces the completion of  a new assisted living community in Hingham, MA. The development is owned and operated by LCB Senior Living, LLC, which operates throughout New England.The Architectural Team, Inc. (TAT) served as the design firm. This is 做厙輦⑹s fourth project with LCB Senior Living.

The Residence at Penniman Hill offers 90 assisted living and memory care living apartments for local seniors.  The 90,000 SF, 3-story building includes studio, one, and two-bedroom units. It also offers a variety of amenities, including an activity room, beauty salon, caf矇 and bistro, exterior planting areas and a memory garden. The property is located around the corner from the Derby Street Shoppes in Hingham which also provides convenient access to shops and restaurants for residents and guests. 

The Residence at Penniman Hill is the fourth project completed by Callahan Construction Managers for LCB Senior Living, said Ed SanClemente, Vice President of Development at LCB Senior Living. We appreciate the companys team-oriented approach and management of each project.  Whenever there have been issues over the course of a job, the approach is one of working together to find the solution that is for the best interest of the success of the project.

A variety of unique construction elements were implemented on the project. The buildings foundation was not typically used in residential construction, as the team was required to account for the soil on-site. Instead, a geopier system was incorporated, which transferred the load of foundation footing into reinforced piers.  Construction also included the use of light gauge structural steel, instead of traditional wood-frame construction.

“TAT’s design harmonizes with the scale and character of historic Hingham with shingled siding, a series of repeated gambrel and pitched roof elements, double-hung windows, and a copper-clad cupola reinforcing an expressive New England coastal vernacular style, said Anthony Vivirito, Senior Project Manager at The Architectural Team. The interiors program emphasizes movement, access to light and air, and features a comprehensive local artist installation, sophisticated furnishings, and plenty of outdoor activity spaces for gathering.” 

Two distinct resident areas exist on the property: The first floor of the development houses residents with memory impairments and it also includes common areas and dining spaces. The second and third floors consist of assisted living residents as well as additional common areas, dining space and a commercial kitchen.

West Roxbury, MA Callahan Construction Managers (做厙輦⑹) announces today the commencement of an exciting new multifamily development located at 1545&1555 VFW Parkway in West Roxbury, MA. Owned by Lincoln Parkway LLC and designed by SK+I Architecture, the project includes two detached, four-story multifamily buildings with a mix of market rate and affordable housing. 做厙輦⑹ has a long-standing partnership with Lincoln, and most recently completed Edison on the Charles in Waltham.

The project will feature 254 units between the two buildings for a total of 372,823 square feet. Also included are 387 garage parking spaces in a five-level precast garage, along with an outdoor pool, exterior courtyard, fitness center, caf矇, and pet spa.

While following all the COVID-19 protocols, 做厙輦⑹ and their subcontractors are currently working on underground utilities and foundations with erection of the precast garage starting the first week in August and framing to follow. The project was shut down for two months due to the COVID-19 construction halt in Boston and reopened on May 18th.

Malden, MA (July 9, 2020) Callahan Construction Managers (做厙輦⑹) announces today, in partnership with Jefferson Apartment Group (JAG) and the City of Malden, that they have completed the new J Malden Center. Designed by CBT, J Malden Center is a reimagination of Malden Center, which now connects residences with the MBTA station, shops, and restaurants.

Jefferson Apartment Group has worked in collaboration with the City of Malden since 2013 to bring about this transformation of Malden Center.  The project is a testament to the persistence and creativity needed to bring a high-quality mixed-use public-private partnership to fruition.  From the outset, the project was intended to bring vibrancy to the citys historical retail corridor by reinvigorating the gateway to Malden Center with an iconic design and activated ground floor uses that will enhance the experience of all Malden residents.

We are thrilled to see that vision come to life as Pleasant Street is now re-opened and providing direct access to the MBTA, Maldens new City Hall is a much more welcoming and accessible building for both employees and residents, and our residents are able to enjoy all the amenities Malden Center has to offer, said Sandi Silk, Senior Vice President at Jefferson Apartment Group.

The J Malden Center project fosters a civic, commercial, and residential precedent for the city of Maldens future. The residential project includes a mix of studio, one and two-bedroom apartments with parking for 320 vehicles, inclusive of 80 publicly accessible parking spaces. 

The design of the project brings out a sense of play in residents and provides a sophisticated backdrop for fun. Residents have access to an all-inclusive living experience with shopping, restaurants, and transportation all just steps away. Hingham, MA (June 29, 2020) — Callahan Construction Managers (做厙輦⑹) announced the completion of The Cove, a luxury multifamily development including a mix of market rate and affordable housing located in Hingham, MA.  The mid-rise, residential community was developed by Alliance Residential Company, while 做厙輦⑹ and CUBE 3 Architects were tasked with the construction and design of the new building.

The Cove consists of (2) buildings, both with four stories of wood framing above one level of post-tensioned podium parking. Callahan Construction Managers (做厙輦⑹) announces construction remains on schedule at The Abby, a transit-oriented development at the MBTAs North Quincy Red Line stop. The project is approaching construction milestones including the completion of exterior finishes and fa癟ade work. The project is designed by ICON Architecture and developed in partnership by Bozzuto and Atlantic.

The new, mixed-use development will include three (3) apartment buildings with 610 units, 45,000 SF of retail space anchored by a Target store, a 1,314-space parking garage, including 852 parking spots for MBTA commuters.

Phase one (1) of construction remains on-time, even amidst the COVID-19 pandemic. 做厙輦⑹ has continued to work diligently on Building A, with the team finalizing the propertys exterior, and installing and painting windows and cabinets in the first block of units. The Abbys garage also nears completion, with continued work on elevator installations. Foundations at the post-tension section of the amenity area of Building B are also underway.

On May 7, as the pandemic continued and healthcare workers tirelessly worked to treat COVID-19 patients, 做厙輦⑹ partnered with Boston restaurant Aceituna Grill to provide lunch to the staff at the Manet Community Health Center in Quincy, MA. This philanthropic effort was executed in honor of National Nurses Week, and 做厙輦⑹ was able to supply food for approximately 50 Manet employees.

做厙輦⑹ Construction Managers (做厙輦⑹) continues construction at Breakwater in Lynn, MA. The Dolben Company, Inc. is developing the future luxury waterfront apartment complex, with HDS Architecture serving as the architect. 做厙輦⑹s team has started to oversee the structural steel construction, with wood framing scheduled to start in June. The project remains on-schedule despite the COVID-19 pandemic.

The multifamily development will include 331 apartments in two buildings with a total of 481,201 square-feet, as well as on-site below grade and on grade parking. In addition to spectacular waterfront views, Breakwater will feature many high-end amenities such as two, waterfront, third-floor outdoor amenity decks/courtyards, a fitness center, game room, pet wash, and outdoor fire pit. There will also be a harborwalk along the waterfront, which will be available for public use.

The Breakwater apartment complex, which overlooks Lynn Harbor, will completely transform a section of real estate previously vacated for more than 35 years. The Breakwater project received two major grants from the State of Massachusetts. The first grant is an $1,000,000 infrastructure grant from the Seaport Economic Council for improvements to the seawall, to ensure the harbor is a viable place to live for years to come. The second grant is from MassWorks to help with traffic on the Lynnway, a busy highway that connects Lynn to Boston.

Dolben has collaborated on multiple projects over the years with 做厙輦⑹ and have enjoyed working with the team each time, said John OConnor, Director of Development at Dolben. We believe the project, owner and general contractor benefit when approaching a project like this as a single team. Covid-19 has created a whole new set of challenges, but 做厙輦⑹ has dealt with these head on from the beginning and am happy to say that to this date we have seen little to no impact to the project.

Given Breakwaters waterfront location, 做厙輦⑹ has worked closely with Lynn Redevelopment, LLC, a joint venture between The Dolben Company, Inc. and Minco Development, and HDS Architecture to improve the resiliency of both the property and the harbor. 做厙輦⑹ Construction Managers (做厙輦⑹) volunteered at Rosies Place in Boston on Thursday, March 5, 2020. 2020 marks the 6th consecutive year that 做厙輦⑹ has partnered with the womens shelter.

Founded in 1974, Rosies Place was the first womens shelter in the United States. The organization provides meals, shelter and wide-ranging support services. Rosies Place aims to maintain the dignity of women in the Boston area by providing a safe, nurturing environment to help them find security and seek opportunity in their lives.

During 做厙輦⑹s volunteer day, 12 employees prepared and served meals to131 women and children. This visit will be the first of four visits scheduled for the year.

做厙輦⑹ Construction Managers (做厙輦⑹) announces that on Wednesday, February 12, 2020, students from Wentworth Institute for Technologys (WIT) Construction Management Club toured the Hilton Garden Inn construction site.

做厙輦⑹ officials hosted the visit, first providing students with an overview of the project and detailing its unique challenges. Students were then guided through an intimate tour of the construction site. The tour was co-led by a WIT construction management student, who is currently a co-op on the project. The students witnessed crews installing elevators and drywall and pouring concrete stairs.

Students learned how 做厙輦⑹ is using technology to complete the project. Project officials explained how the 3D coordination model is being used and integrated with other building systems. Students enjoyed the tour because it allowed them to apply the lessons theyve learned in school.
